The typical price went up in September. Your home's value probably didn't.

If you saw that the typical Airdrie price jumped from $487,500 in August to $505,000 in September, that's true. But it doesn't mean homes got more valuable in a month.

The typical price is the one in the middle: line up every sale from least to most expensive, and it's the one halfway along. So it moves when the mix of homes that sold changes, even if no single home is worth a dollar more.

That's what happened in September. 17 homes sold for $700,000 or more, compared with 8 in August, and 4 sold for $1 million or more, compared with none. More big homes in the line pushes the middle up.

Take those out and look at everything under $700,000: the typical sale was $478,000 in August and $475,000 in September. Flat. And CREB®'s benchmark price, built to compare like homes with like homes, went from $508,800 to $505,800 over the same month. Steady, a touch lower.

So if you're thinking of selling, don't price off the headline number. Price off homes like yours that sold around you in the last couple of months. What your home is worth is what the buyers are willing to pay for a home like it.

Move-up homes are selling at a normal pace again after a quiet August

August was a slow month for bigger homes: only 8 sold at $700,000 or more. In September it was 17, the same as July and close to last September's 18. The top sale was $1,355,000.

If you're in a larger home and thinking about your next move, the buyers at that level are out there and active this fall. And if you're moving up, you're selling and buying in the same market: the time and choice buyers have right now work for you on the purchase.

When people ask me how the market is, I always say there are a lot of opportunities out there. September is a good example: steady prices for regular homes, and the bigger homes moving again.
